Here’s what happens when you sign up for our Asset procurement services.
- We start with understanding your particular requirements i.e. preference of location, size/type of property, investment objective, amount of investment and any other matters for consideration.
- We take 5-7 working days to deliver you a market report, which covers the past and current market trend of the desired location and our recommendation for investment. We provide you with our top three selections based on an extensive search of current developments and availability.
- If for some reason, you are not convinced about those three proposed, we re-evaluate the objectives with you.
- In case you want to explore one another city, we provide you a further three recommendations on the second city of your choice.
- Once the right property is selected with you, we ask you to arrange for the first down payment.
- For any financial advice e.g. re-mortgage of UK property or raising home loan through Indian banks, we refer you to our trusted financial advisors in UK.
- Once the funding is arranged, we help you set up a bank account in India for payment of monthly repayment of mortgage etc, if needed.
- All legal documentation e.g. Sale deed, registration of title, payment of stamp duty etc, is carefully reviewed and managed by your Blue Ocean India team.
- We normally recommend off-plan investments, whereby delivery is in 0-36 months. If your property is ready for possession, we will either get you to take a trip to India for taking the keys or get you to assign a Power of Attorney to take the possession on your behalf in India.
- We charge a flat service fee of £250 for our research, analysis, review of purchasing paperwork and for finding you the right investment proposition. This fee is payable 25% at the time of our agreeing to scope the work with you, 50% when we provide you with the results of our finding and 25% at the time when we close your Asset procurement Services.
